We’re looking for a Dispositions Manager to maximize revenue on wholesale deals by selling contracts at top dollar, negotiating like a pro, and building strong buyer relationships.

In addition to sales, you will also play a crucial role in marketing our deals by listing properties on MLS, InvestorLift, Facebook, and Mailchimp, creating eye-catching property ads using Canva, and ensuring maximum exposure to potential buyers.

This is a hybrid role (sales + marketing), but as we grow, it will transition into a full-time closing/sales position or leadership role. If you want to start in sales & marketing and grow into leadership, this is for you.

What You’ll Do (Core Responsibilities)
• Sell Wholesale Deals for Maximum Profit – Market deals, negotiate aggressively, and push for top dollar.
• Grow the Cash Buyer Network – Add 15+ new buyers per month, track their preferences, and build strong relationships.
• Close JV & Relationship Deals (if time allows) – Leverage partnerships to increase deal flow and profit margins.
• Manage the Transaction Process – Work closely with our Transaction Coordinator to ensure smooth closings, collect earnest money on time, and keep detailed records.
• Marketing & Listing Deals – Create and post property listings on:
• MLS (Multiple Listing Service)
• InvestorLift
• Facebook & other social media platforms
• Email campaigns via Mailchimp
• Graphic Design & Ad Creation – Use Canva to design eye-catching property ads, emails, and social media content to attract buyers.

What Success Looks Like (Key Metrics)
• 90%+ of deals sold at or above target price – No underselling, only maximizing spreads.
• 80%+ of deals sold within 10 days – Speed = higher volume, bigger commissions.
• 6+ offers per deal – Creating competition among buyers to push prices higher.
• 100% of incoming communication responded to – Maximizes traffic to properties.
• 100% of deals marketed within 24 hours – Ensures maximum exposure and fast closing.

Compensation & Performance-Based Incentives (Earn $50K+!)

Base Salary:
• Entry-Level: $10,000 base + performance incentives
• Experienced: $20,000 – $30,000 base + performance incentives

Bonuses & Incentives:
• 1% of assignment fee per deal closed
• $150 per deal sold at or above target price
• $50 per deal that sells in =7 days
• $150 per walkthrough with 30+ buyers ($25 for 20+ buyers)
• 10% of assignment fee for JV deals sourced by you (up to 2 per month)

Role Requirements – What You MUST Have to Be Successful
• Growth Mindset – Willingness to take feedback and grow into a role.
• Sales & Negotiation Experience – 1-2+ years in sales, real estate, or high-ticket sales.
• Marketing & Listing Experience – Experience listing properties on MLS, InvestorLift, or social media platforms.
• Graphic Design & Email Marketing – Familiarity with Canva & Mailchimp to create marketing materials.
• Excellent Verbal & Written English Skills – Must communicate professionally and persuasively.
• Proven Track Record of Closing Deals – Past experience negotiating, overcoming objections, and driving revenue.
• Ability to Handle High Call Volume & Fast Responses – Must be hyper-responsive and capable of handling multiple buyers at once.
• Remote Work Setup – Strong internet connection, quiet workspace, and professional setup for video calls and phone negotiations.
