POSITION SUMMARY:
At Freshwater Vacation Rentals, we?re looking for a quick-thinking, proven leader in coordinating the maintenance throughout the State of Michigan, keeping our owners, cleaners & guests in a vacation home where positive memories are created.
As one of our Maintenance Coordinators, you will be responsible for the logistics to ensure each guest arrives to a well-maintained property.
We are looking for a team member who can proactively plan, plus problem-solve over the phone/text with vacation rental guests staying at our cottages, as maintenance needs arise (TV, Wi-Fi, toilet not flushing, leaking kitchen sink, ants, etc.), dispatch the needed assistance, with follow-up until resolved.
This role includes interacting with our in-office team, enlisting additional contractors as needed, to ensure that our properties are consistently guest ready. We will rely on you to uphold our high standards for quality control, resulting in an unparalleled rental experience for every incoming guest
RESPONSIBILITIES:
? Be the PRIMARY MAINTENANCE VOICE for an assigned area. (Approx. 80 properties.)
? Problem-solve with guests at the property (phone, text, email, Airbnb thread w support of home-office team) as issues arise and dispatch the appropriate contractor.
? Managing Maintenance Work Orders (with the support of the main office)
? Open area work orders, as necessary.
? Prioritize with safety & guest experience forefront
? Actively receive quotes for area work orders.
? Contract the appropriate maintenance provider in the necessary area.
? Follow-up with local handymen, contractors, and at times property owners (with the support of the home office team, as needed.)
? Write clear notes with time/date in the maintenance work orders.
? Organize coordinated service (varies per property)
?Appliance, electrical, heating/cooling, hot tub/pool/sauna, plumbing repair,
?Landscaping, Beach/Shoreline Clean, Docks, Fall/Spring clean-up, Garbage Removal, Grass cutting, irrigation/sprinkler, snow plowing-shoveling
?Cable/Wi-Fi
?Handyman, off-season property check, water softener/filters
?Propane/oil- home heat, septic tank service, wood restock
?Pest control
?Season opening/closing, window/power-washing
? Track completed invoices to be paid by Accounts Payable (main office)
? Close work orders as the repair/issues have been completed.
? Perform lay-person property inspections to maintain quality control and communicate with the Freshwater cleaner coordinator.
? Work cross-departmentally with maintenance, guest and owner services teams to ensure all issues that may and do arise while guests stay with us are prioritized and handled to their satisfaction.

QUALIFICATIONS:
? Able to prioritize the work orders based on safety and guest requests.
? Solid verbal, problem solving skills
? Lives within Michigan, or along the bordering states.
? Homeowners are ideal, yet owning a home in the past will be considered.
? Quick learner
? Excellent interpersonal, written, and verbal skills.
? 25% of travel required throughout Michigan (with gas reimbursement.)
? Average computer skills
? Ability to work in an ever-changing environment while maintaining a high standard of service.
? Writing skills (with use of spell-check) required to create clear notes on maintenance work orders.
? Basic handyman skills to assist guests conveyed over the phone, text and at times, email. (Or good Google research/YouTube, TikTok research abilities
? Homeowner, or history of owning a home.
IDEALLY, yet we can train:
? Hospitality or vacation rental (Airbnb, property management experience)
? Familiarity with CRM and property management software such Streamline is strongly preferred.
? Our tech stack: Streamline, Slack, MS Word, Dropbox, Ring Central, Google Maps
EDUCATION:
? Ideally, a Bachelor’s degree (B.A/B.S.) in Hospitality, Business, Education, Psychology or related field.
? Associate’s degree (A.A/A.S.)
? Certification in any mechanical area.

SCHEDULE: flexible.
? Must be willing to work flexible hours, with the ability to work as needed on weekends. Schedule is based on the occupancy of our rentals.
? Most of the work will require sitting behind a desk in Wyandotte, over the phone and online working independently. (After 90 days, working remote may be an option.)
? Visiting properties (25% travel with company van.)
COMPENSATION:
? $18-$20/hour, depending on skills/experience + full benefits package
Time: 40 hours/week
